Why it matters

Since 1 May 2026, councils can fine landlords up to £40,000 per breach of the electrical safety rules. The new national landlord database also starts rolling out from December 2026, and you will need your certificates in order to register. We keep yours up to date.

The certificates every landlord needs

We arrange all three, with one point of contact.

Gas Safety Certificate (CP12)

A Gas Safe registered engineer checks the boiler, hob, fires and pipework.

Every 12 months

Electrical report (EICR)

A qualified electrician tests the wiring, consumer unit and sockets.

At least every 5 years

Energy certificate (EPC)

An accredited assessor rates the property from A to G. Rentals currently need at least an E.

Valid for 10 years

We can also arrange smoke and carbon monoxide alarm checks at the same visit.

Who we are

TRE Property Compliance is run by Harrison Connor, from Billericay. I started it to make landlord certificates simple: one person to deal with, qualified engineers, and reminders so nothing runs out.

We arrange the work. The checks themselves are carried out by independent, registered engineers who are fully qualified and insured.

Common questions

Do I need to be at the property?

No. The engineer arranges a time with your tenant directly. For empty properties, we arrange key collection with you.

How quickly will I get my certificate?

Usually by email on the day of the visit. Visits are normally booked within 5 working days.

What happens if something fails?

The engineer explains what needs fixing and we send you a clear quote. Nothing is done without your approval, and you get an updated certificate once the work is complete.

Is my payment protected?

Yes. We only take payment once you have seen and approved the fixed price, and it is collected through a secure payment link, never card details sent by email or text. If your visit cannot go ahead, for example if no engineer is available or you need to cancel before a time is confirmed, you get a full refund within 5 working days.

Are your engineers qualified and insured?

Yes. Gas checks are done by Gas Safe registered engineers, EICRs by electricians registered with NICEIC or NAPIT, and EPCs by accredited domestic energy assessors. We can send registration numbers on request.

Which areas do you cover?

Billericay, Basildon, Wickford and nearby areas of Essex. If you are just outside, get in touch and we will let you know.
